We offer valuation services for buildings and structures to provide guidance to customers in closing purchase and sale transactions, implementing investment projects, formalizing a contribution of real property to the charter capital, determining the insurable value of the property, etc. 

The question we are most frequently asked is “What documents are needed for the valuation of a building or structure?” As a rule, we will need: certificate of ownership, passport issued by the Technical Inventory Bureau, documents for the land (either a lease contract or a certificate of ownership or the right to use), plus information on the equipment permanently attached to the building (elevators, conditioning, water treatment, electricity supply systems, etc.). These documents would be sufficient in most cases, but if the subject building has any registered encumbrances (long-term lease, mortgage or other obligations restricting free transactions in the building on the market), we will need the documents defining these obligations. In that case the market value estimate for the building will of course reflect the amount of encumbrances.

As for the valuation procedure itself, it consists of the property inspection by our expert and the preparation of a valuation report – a standard document complying with all the requirements stipulated by Law No. 135-FZ “On Valuation Activities in the Russian Federation” and the Standards of Valuation Activities approved by Resolution of the RF Government.
