THE VALUATION CORP. CONDUCTS LAND VALUATIONS IN MOSCOW, RUSSIA, AND IN OTHER RUSSIAN REGIONSThe current Russian legislation establishes compulsory land valuation for the following transactions in land:
Land valuation is based on the principle of highest and best use. This means that the market value of a land parcel is determined on the basis of the use which is the most probable, physically possible, reasonable, legally permissible, financially feasible, and results in the maximum value estimate for the parcel. A land parcel can be reasonably subdivided into several lots with different forms, types and patterns of use. The highest and best use of a land parcel may or many not be the current use of the parcel. The considerations to be taken into account when determining the highest and best use of a land plot include:
