THE VALUATION CORP. CONDUCTS PROPERTY VALUATION IN MOSCOW AND OTHER RUSSIAN REGIONS, INCLUDING VALUATION FOR BUY-SELL TRANSACTION PURPOSES

Independent valuation of a property prior to its sale is becoming more and more common in Russia. The opinion of an independent appraiser on the fair market value of the subject of transaction helps the seller and the buyer to reach a mutually acceptable agreement and to avoid undesirable upward or downward price bias.

In the future the appraiser’s written report on the valuation of the property to be sold will permit each party to the transaction to prove to other persons who might have been affected by the sale that the transaction was made in good faith, taking into account the commercial interests of each party and in accordance with the actual state of the market at the transaction date.

This is especially important when, following the sale, the accuracy of assessment and full payment of taxes is challenged by tax authorities. According to Russian law, a valuation report prepared by an independent appraiser is recognized by court as a document of evidential significance, which will enable the defendant to persuasively argue that the completed transaction was consistent with the existing market conditions.
